Build a house Do-It-Yourself Blueprint
Homeowners, envision this: you possess a vacant piece of land, and the desire to construct your next dream residence burns within you. After consulting with a handful of reputable contractors, you're left flabbergasted by the quotes they've presented, and dismayed by the prospect of waiting months for them to even begin your project due to their overwhelming schedules. But did you know, right here in the Sunshine State of Florida, property owners hold the power to don the hat of a General Contractor, all under the banner of an Owner Build permit? Yes, it's true. Dive deep into the intricacies of the state law, and take heed of the regulations governing this remarkable practice: F.S.489.103.7(A) - 2023.
Now, you've taken the bold step to assume the role of a general contractor, seizing the opportunity to connect directly with vendors and subcontractors. Perhaps you are a craftsman yourself, harboring a desire to personally paint your walls or meticulously install trims. Some homeowners have even ventured to pour their own foundation slabs. With this audacious leap, significant savings await you through the avenue of DIY. Your quest, however, is for a comprehensive framework guiding you through the A to Z of building your dream home, and here's how you can achieve it.
Congratulations!!!
You have now officially completed the DIY new construction blueprint. Please keep in mind that even in the residential home development world, construction is always a complex undertaking with lots of moving parts. Even for me, as a general contractor who has built over 20 houses at this point, I still learn something new on a project that's very similar to a house we built in the past.
If you run into road bumps, please do not get discouraged. The key is to focus on solving the problem, work with people on your team, and outside of your team (inspectors, plan reviews) to move the project forward and eventually to completion. If you have any questions at this step, please don't hesitate to reach out to me directly via call/text at 904-540-2126. If you feel like it's too complicated to explain, you can also write me a detailed message at kenanwang22@gmail.com. I would love to see where you are at and provide you with my best advice to move you forward.
