We understand the importance of clarity when it comes to real estate investments, and that's why we've carefully crafted our pricing sheet to provide you with all the essential information you need.
Please be mindful that the price listed is for construction only. Now, you may notice that some cost items are excluded and instead listed as pass-through costs to the owner. We want to clarify that this approach is designed to give you the best deal possible. These costs can vary significantly from site to site, and we believe that by keeping them separate, we ensure transparency and flexibility in our pricing. This allows us to tailor our services precisely to your specific project, ensuring that you receive the most competitive and fair investment opportunities. Here are some of the costs that you would need to included in your calculation:
Lot Acquisition: Varies
Survey Cost: $500 to1500 depend on the scope of survey work required
Demolition/Land Clearing/Fill Dirt/Lot Grading: $5,000 -10,000 depend on the scope
Impact Fee: $10,000 to $15,000+ based on the conditioned space of the improvement and the jurisdiction of the property location.
Utility Taps: $4,000 to $10,000 based on whether sewer tap is available
Septic System: $10,000 to $30,000 depend on the system needed. Our average septic system cost around $14,000.
Grinder Pump/Lift Station: Sometimes when a gravity fed sewage system is unobtainable due to either the differential elevation between the house and the sewer/septic connection is not enough or when connecting to a city sewer that's operating under pressure, a grinder pump is required. The cost for labor and material to install a grinder pump is around $6,000.
Culvert: $4,000 to $5,000 depend on the length of the culvert needed.
